The Strategy

1. Identify Value: Find properties at least 30% below market value.
2. Cosmetic Fix: Most auction properties look terrible (peeling paint, dust). investing ₹2-3 Lakhs in painting, cleaning, and basic repairs can increase the perceived value by ₹10-15 Lakhs.
3. Documentation: Ensure the title is clear so the new buyer can get a loan easily. A property with a clean bank Sale Certificate is often trusted by future buyers.
4. The Exit: Don't be greedy. Sell at 5-10% below market price to exit fast. Volume of deals matters more than profit per deal.
